Strategic appointment reinforces company’s vision to deliver a legacy of excellence through a diversified investment platform across multifamily housing

Security Properties, the premier real estate investment partner in the Pacific Northwest, is proud to announce the appointment of Mark Bates as Chief Investment Officer (CIO). Bates steps into the role with over two decades of institutional real estate investment experience and a track record of success in multifamily investments, execution, and performance.

Having served as Managing Director of Conventional Investments at Security Properties since joining the firm in 2023, Bates has been instrumental in shaping the firm’s core investment thesis and scaling its market-rate portfolio. Prior to joining Security Properties, Bates held senior roles at top-tier investment and asset management firms, where he led investments, capital markets, and strategic joint ventures across major U.S. markets.

The promotion signals a forward-looking chapter for Security Properties as it continues its evolution into a fully integrated platform offering investors a broad spectrum of multifamily opportunities — from affordable housing and market-rate communities to ground-up development. This diversification allows Security Properties to better meet the growing demands of institutional and private capital partners seeking tailored investment solutions in an increasingly dynamic housing market.

“Our goal has always been to build a legacy of excellence in multifamily living,” said Dan Byrnes, Chief Executive Officer of Security Properties. “Mark’s leadership, deep investment expertise, and ability to navigate complexity make him the right person to lead this next phase. As our industry continues to evolve, having someone who understands the nuances across the housing spectrum ensures we remain agile, competitive, and aligned with investor goals.”

As CIO, Bates will lead the firm’s investment strategy across all multifamily disciplines and geographies, ensuring that Security Properties remains a premier partner for multifamily capital. He will also play a key role in fostering relationships with capital partners and identifying emerging opportunities to expand the firm’s impact.

“I’m honored to step into this role at such a pivotal time for both our company and the multifamily sector,” said Bates. “As investor needs shift, our ability to offer a range of investment products positions us well to create meaningful value while staying true to our mission. I look forward to continuing to work alongside our talented team to deliver exceptional results.”

Security Properties currently manages a portfolio with an AUM valued at more than $6 billion across the United States, with a strategic focus on long-term growth, sustainability, and community impact.
