Limited Collection of 20 Loft Residences that Reimagine Historic Elegance and Modern Living

Armorie has been collaboratively reimagined by the internationally renowned firm Andre Kikoski Architecture (AKA), and Adellco. Known for creating compelling designs in various social and cultural contexts, AKA masterfully blends classic sophistication with contemporary appeal to transform this historic building into exceptional residences. Adellco was responsible for bringing international names like architect Jacques Garcia to design the interiors of Adellco projects, including d’Orsay, and lauded French design house PINTO to design The Wales conversion in Carnegie Hill. Both projects were the celebrated firms’ first residential developments in New York.

Armorie features one- to four-bedroom homes and a magnificent penthouse with a private rooftop terrace that will come to market later this year. Corcoran Sunshine Marketing Group is exclusively managing marketing and sales. Occupancy is slated for early Q1 2026.

Residences at Armorie showcase an incredible array of rare stone, custom millwork, and bespoke finishes. These luxurious details are complemented by impressive interiors with features like 10’5″ high ceilings in many living areas, beautiful wide-plank oak flooring, and oversized casement windows that bathe the homes in natural light. The kitchens are a chef’s dream, featuring custom walnut millwork with stunning Taj Mahal quartzite countertops, backsplashes, and waterfall islands. Primary bathrooms feature solid chestnut wood vanities topped with Ajax blue marble countertops and a slab wall, and precious white marble flooring and walls. Glass-enclosed showers with frosted glass partitions provide privacy, while luxurious Kohler soaking tubs and Kallista chrome fixtures add a touch of elegance. Secondary baths are equally well-appointed, featuring custom Jura beige vanities with back-painted glass doors, Mayorca Ivory limestone walls and flooring, and Kohler soaking tubs in select residences.

“In appointing the interiors, we sought to harmonize with Armorie’s fashionable, design-centric location,” says Adell. “Organic materials such as chestnut and natural stone create a sense of warmth and permanence, while the meticulously preserved Beaux-Arts facade evokes the glamour of classic New York.”

Modern interior comforts include fully vented stove hoods, VRF heating and cooling systems and discreet laundry rooms with Electrolux washers and dryers. Residents will also enjoy stunning amenities designed by AKA, including a beautifully-furnished shared roof deck with elegant lounge and dining areas that overlook the Flatiron District.
