Partners Group and New York-based Global Investor Acquire Majority Interest in Infill Shallow Bay Portfolio

CanTex Capital (“CanTex” or the “Firm”), a real estate investment firm specializing in infill industrial assets, today announced the sale of a majority interest in a shallow bay industrial portfolio located across the Dallas-Fort Worth (DFW) market to Partners Group and a New York-based global investor. Financial terms were not disclosed.

The portfolio comprises 20 strategically located assets across more than 61 acres within the supply-constrained South Stemmons, Northwest Dallas, and DFW Airport submarkets. It includes approximately 1.3 million square feet of single and multi-tenant assets with immediate access to Dallas-Fort Worth International Airport, Dallas Love Field, and the Dallas Design District, providing strong connectivity to regional transportation infrastructure, a deep labor pool, established residential neighborhoods, and primary commercial corridors.

The assets serve a diversified set of end users across medical, manufacturing, showroom, and food production uses, providing tenants with highly functional shallow-bay space with flexible suite configurations, 16’–30’ clear heights, and a mix of dock-high and drive-in loading. With adaptable layouts and near-term lease rollover, the portfolio supports efficient re-tenanting, suite reconfiguration, and targeted, unit-level improvements.

The transaction is the largest in CanTex’s history and comes following a period of significant momentum for the Firm over the past 18 months. In 2025, CanTex completed more than $460 million in dispositions of Class B industrial assets across the Texas market, positioning the Firm as one of the most active industrial investors in the state. Since its founding in 2018, CanTex has completed more than 200 investments across the Texas industrial market.
